The house is designed for a family that wants to live in real dimensions, not in a floor plan that only looks good on paper. Parents get their own part of the house: a bedroom with an en-suite bathroom and a walk-in wardrobe, 37.6 m2 in all. Each child gets a room of 15.4 m2, or 23.6 m2 for the elder. The living area measures 60 m2 and opens onto the terrace through two lift-and-slide doors. Three full bathrooms, one of them on the ground floor with its own way out to the garden. All of it ten minutes from Smíchov station.

Colour by daylight
The bathroom design concept follows the orientation of the rooms: the darkest bathroom in the house got the lightest palette, the brightest one the warmest, and the guest bathroom the calm of grey and anthracite. Three spas — Caribbean, Mediterranean and Nordic.

An open-plan living area, four bedrooms, three bathrooms and utility rooms that did not have to be squeezed into the pantry.
The layout is designed for a family that really lives at home — cooks, works, has guests and wants moments alone. The ground floor is one open living space opening onto the terrace; plant, pantry and laundry sit to one side, not in the kitchen. Upstairs belongs to quiet: four bedrooms, two bathrooms, a parents’ suite with a walk-in wardrobe and its own bathroom. No spare corridor, no room without a purpose.

The whole house is cooled. A VRV IV S outdoor unit on the roof, two ducted units hidden in the ground-floor ceiling with a wired controller, and four Daikin Perfera wall units upstairs with remote controls, each individually regulated. Condensate drains by gravity, with no pump — no extra source of noise.
Elektrodesign SABIK 350 E
Heat recovery unit with a design airflow of 240 m3/h. The counter-flow enthalpy exchanger recovers up to 86% of the heat and up to 82% of the moisture — the air does not dry out in winter. EC fans, summer bypass, humidity sensor and weekly programmes, electric reheater and a wall controller. Passive House certified.
A flat 10 m3 tank with a pump for garden watering. It reduces load on the sewer, saves drinking water and returns rainwater to the garden.
The flat roof with its access hatch is prepared for photovoltaics. The house is also pre-wired for an EV wallbox, a weather station, garden irrigation and a pool.
